Dover Planning Board Re-Endorses Amelia Farm Lot Split in Unanimous Vote
DOVER — May 18, 2026 — Dover Planning Board unanimously re-endorses a two-lot subdivision plan and bids farewell to Vice Chair Jody Shue after a decade of service. The board voted 4-0 Monday to re-endorse the Approval Not Required plan for 129 Dedham Street, a 40.08-acre parcel owned by Amelia Farm, LLC, after the Land Court requested minor technical corrections — including adding the words "ditch" and "line" to the survey — that Town Planner Melissa SantucciRozzi said "do not in any material way impact the plan." The board also heard that an email blast to approximately 161 contacts has gone out promoting a second Housing Development Study community forum on May 30 at the Caryl Community Center, with Chair Carol Lisbon pressing for additional outreach through the Council on Aging, Parks and Recreation, and the Transfer Station swap shop. Much of the evening was consumed by a candid Town Meeting postmortem, with Lisbon calling the outcome "unlike anything I've seen in my almost 50 years here" and raising the possibility of Special Town Meetings for complex zoning articles; resident Michael Savage asked whether inconsistencies between passed and failed zoning motions pose a legal problem, and SantucciRozzi said she will consult the Attorney General's office. Shue, whose contributions to ADU and MBTA Communities Act policy were singled out by Lisbon, said she leaves "very dejected and slightly horrified" by Town Meeting but "grateful for all the cool people in the townhouse."
